Recorded-sale comparables for one US address or point: comp rows (parcel, site address, sale date, price, and price per land square foot where lot acreage is published) within 1500m over 24 months, plus median price, price range, and a coarse up/flat/down trend. From official county assessor/parcel records; arithmetic only, never owner/buyer/seller, never a valuation or AVM. A thin area returns a free charge-suppressed diagnostic. npx @velinussage/locus-agent-skill add.
